On the ground floor there is:

An entrance hall leading to a comfortable lounge with two, two seat settees, an armchair and a flame effect gas fire.
A spacious kitchen/dining room with fully fitted kitchen. Dining table with four chairs (two additional fold up chairs are provided). Door leading into rear walled garden. A further door leading to a utility/cloak room with a door leading to downstairs toilet facilities.

Facilities downstairs include integrated cooker/hob, microwave, fridge/freezer, electric kettle, toaster, iron, ironing board, colour Flat Screen TV, DVD player and a CD player.

Upstairs
Upstairs there is:

A landing with an airing cupboard leading to three bedrooms and a bathroom.

Bedroom 1: large master bedroom. One king double bed (plus a 2' single bed on request for child under 11), walk in wardrobe, occasional furniture. Wall mounted flat screen TV/DVD player. A low cottage window looking out onto the private front garden of the property with views across Main Street to fields beyond.
Bedroom 2: one double bed, built in wardrobe, occasional furniture. Wall mounted flat screen TV/DVD player. A low cottage window looking out onto the private walled rear garden of the property.
Bedroom 3: Single bed, a drawer unit and chair. A low cottage window looking out onto the private walled rear garden of the property.
Bathroom: with 3 piece white suite and shower over the bath.

A change of bedding and additional towels are provided for stays of more than 8 nights.

Outside

Situated off Main Street in the village of Beeford, this end of row three bedroomed cottage has access to a small, enclosed rear walled garden with garden furniture provided for al fresco dining. The property is set back from the road with a front garden to the property.

There is off-road private parking for one vehicle to the rear of the property. On road parking available for further vehicles.

Within walking distance of the property (approximately ½ mile) there is a village post office, a butchers shop, fish and chip shop and two public houses.
